NC excise tax is $1 for every $500 of the sale price, paid by the seller. Brokerage compensation is agreed in writing in your listing agreement and is always negotiable. These figures set a base expectation: other costs may apply (prorated property taxes and HOA dues, deed preparation, HOA transfer fees), and your costs may differ, because every home and every sale is different.

What comes out at closing

Your net, line by line

Your mortgage payoff is your remaining loan balance plus interest through the payoff date, and the closing attorney requests the exact figure. The NC excise tax runs about $2 for every $1,000 of your sale price, so a $500,000 sale carries $1,000 in excise tax.

Buyer deposits work in your favor: the due diligence fee is paid straight to you and is non-refundable, so you keep it even if the buyer walks (unless you breach the contract). Both deposits are credited to the buyer at closing.
